AI Copilot
The AI Copilot is a Claude-powered assistant built directly into the ROI Calculator. It reads your current scenario inputs and results, then produces a concise, plain-English analysis you can use in a board presentation, investor update, or client brief.
Opening the Copilot
Click the ✦ AI Copilot button in the ROI Calculator header. The Copilot panel opens on the right side of the results area.
The Copilot reads your current scenario — whichever tab is active — plus the comparison table results across all four scenarios. It has full visibility of your inputs and outputs before generating its response.
What the Copilot analyses
The Copilot focuses on:
- Which scenario delivers the best risk-adjusted return and why.
- Risks in the current inputs — e.g. an optimistic lease rate, a short payback period that depends on no missed payments.
- Sensitivity flags — If small changes to key assumptions (discount rate, residual value) materially shift the NPV, the Copilot will flag this.
- Narrative summary — A 2–3 paragraph write-up suitable for copy-pasting into a board deck or client email.
Typical output
The Sale scenario delivers the highest NPV at $6.10M and an IRR of 15.8%, making it the strongest financial outcome if a buyer can be secured at the current asking price. However, your 6-month time-to-sale assumption may be optimistic for this asset type in the current market — extending to 9 months reduces NPV by approximately $420,000.
The Lease scenario provides a stable 12.4% IRR with predictable monthly cash flows, which may be preferable if market liquidity is uncertain or if you have a qualified lessee ready. The 7-year term at $185,000/month builds a strong cumulative income base even if residual value comes in below projection.
Avoid the Hold scenario unless you have specific information suggesting meaningful near-term appreciation — at current holding costs of $42,000/month, the breakeven appreciation rate is 2.7% per annum, which is above recent comparable trends.

Things to keep in mind
- The Copilot analyses the numbers you have entered. If your inputs are conservative or aggressive, the analysis will reflect that — treat it as a starting point, not a final verdict.
- The Copilot works from what you have entered in the calculator. It will not second-guess your asset choice or counterparty — that context is yours to apply.
- Copy the analysis before navigating away from the page — it is not saved between sessions.
